The Board of Appeals is also known as the Zoning Board of Appeals, or the ZBA. The Board of Appeals hears applications filed for certain Special Permits, Variances, Administrative Appeals and Comprehensive Permits pursuant to Chapter 40A Massachusetts General Laws.

The Planning & Zoning Board is a separate board supported by the Department of Planning & Economic Development. Applications for Site Plan Approval, Subdivisions, and other Special Permits are reviewed by the Planning & Zoning Board. If you are not sure which board you are looking for, please contact the Board of Appeals Clerk or the Department of Planning and Economic Development.
40A – Variances are one time permits granted to the petitioner or appellant. Variances can lift terms of the zoning by law for specific projects, if the ZBA finds that the lot or structures are constrained relative to topography, soil conditions or lot shape.
Apply for a variance using the online module and when complete a hearing will be scheduled.
40B - Chapter 40B is a state statute, which enables local Zoning Boards of Appeals to approve affordable housing developments under flexible rules if at least 20-25% of the units have long-term affordability restrictions.

As of December 11, 2017, the Easton Zoning Board of Appeals has transitioned to online permitting. All applications to the Easton Zoning Board of Appeals must be submitted online.
